Hey Income Flippers,

Most people in real estate are everywhere.

On every platform.

In every neighborhood.

Chasing every type of deal.

And they wonder why nothing's working.

Here's the truth nobody wants to say out loud:

Being everywhere is the same as being nowhere.

Focus isn't a soft skill. It's a superpower. And the real estate entrepreneurs who figure that out early? They dominate. The ones who don't? They grind forever and wonder why the business feels like it's running them.

This week I want to break down a framework we've built inside GRID that changes the game for anyone serious about building wealth through real estate.

We call it ZONE.

🔍 What is ZONE?

ZONE isn't about working harder.

It's about becoming a magnifying glass.

You know how sunlight scattered across a field just warms the ground? But the second you focus that same light through a lens, it starts a fire?

That's the difference between people who are busy and people who are building.

ZONE is how you start the fire.

Here's what it stands for:

Z — Zero in on your target market

O — Own the mindshare

N — Nurture and grow your database

E — Expand your influence

It doesn't matter if you're an investor, an agent, a wholesaler, a lender, or a property manager. The framework works the same. The market changes. The principle doesn't.


Let's break each one down.

🎯 Z — Zero In on Your Target Market

This is where most people fail before they even start.

They haven't decided who they serve.

Every role in real estate has a ZONE. The question is whether you've defined yours.

An investor's ZONE might be a specific asset class in a specific market. A wholesaler's ZONE is their acquisition target and their disposition list. An agent's ZONE is the type of client and deal they specialize in.

Here's how I run mine as an example.

My ZONE for clients is listings that investors want to buy. Absentee owners. Pre-foreclosures. Estates. Off-market deals. That's the inventory I point my business at.

My ZONE for agents is investor agents — people who want to work with investors and build wealth in the process, not just collect commissions.

Two ZONEs. Both crystal clear. Both feeding each other.

You need the same clarity in yours.

Here's the exercise:

Write down your ideal client, deal, or partner. Where are they? What's their problem? What do they need that nobody's delivering consistently?

Then ask yourself: does everything I do point directly at that person or that deal?

If you can't answer yes — you don't have a target market. You have a wish list.

Zero in. The clarity is the strategy.

🧠 O — Own the Mindshare

Being in a market isn't the same as owning it.

Ownership means when your target thinks of the problem you solve — your name is the first one that comes up.

That doesn't happen by accident.

It happens through consistent presence. Online and offline.

Ask yourself right now:

If someone searched your name and your market, what would they find?

If your target client got three touchpoints this month — were any of them from you?

If someone in your network asked who the go-to person is for your specialty — would your name come up?

If the answer is no... you don't own the mindshare yet.

You're just renting space.

Owning mindshare means showing up more often than anyone else in the room your market actually lives in. That might be a specific neighborhood. A local GRID event. A weekly email. A consistent social presence in one lane.

Pick your room. Show up every time. Don't leave.

🤝 N — Nurture and Grow Your Database

The business is in the list.

I don't care how many followers you have. I don't care how many views your last post got.

How many people are you in active relationship with right now?

Inside CAZA, we call this the Brick System. A brick is a full verified contact — every field complete, tagged in active outreach, receiving consistent value.

Here's the math that changes everything:

18 bricks in active nurture = 1 closed deal per year.

That's not a theory. That's what we see across our team.

So if you want 30 closings — or 30 deals — next year, you need 540 verified contacts in active relationship. That's the whole game.

It works whether you're closing listings, acquiring properties, moving wholesale deals, or placing loans.

The asset is the relationship. The database is the business.

Start counting. And if your number isn't where it needs to be, don't complicate it.

Reach out to five people today. Add them to your list. Deliver value. Repeat.

Nurture isn't about mass marketing. It's about staying in the room long enough for someone to trust you.

🚀 E — Expand Your Influence

This is where it gets exciting.

Once you've zeroed in, built your presence, and grown your list — you expand.

Not by abandoning the ZONE. By going deeper into it.

Expanding your influence looks like:

Hosting or speaking at a GRID event in your market

Building a referral network with the right partners inside your ZONE

Creating content that positions you as the expert your market turns to

Becoming the connector — the person everyone else wants to know

You become the leader people point to.

And here's what happens when you do all four steps consistently:

The competition fades.

Not because they quit. Because you're so embedded in your market that they can't touch you.

The goal isn't to out-advertise them.

It's to out-serve them, out-show-up, and out-nurture them until your name is the only one that matters in your ZONE.


✅ Audit Yourself

I want to challenge you to do something this week.

Honest self-audit. No sugarcoating.

Answer these four questions:

Have you defined your ZONE — or are you still chasing everything that moves?

Does your target market know who you are? Online and in person?

How many verified contacts are in active nurture right now? What's the actual number?

Are you the go-to leader in your ZONE — or still trying to be?

Your answers will tell you exactly where to focus.

Not on more platforms.

Not on more strategies.

On the four letters.

Z-O-N-E.


💭 One More Thing

Focus is a resource management decision.

Every dollar you spend chasing the wrong deal is a dollar that should have gone into your ZONE.

Every hour you spend outside your target market is an hour your competitor used to own yours.

Energy flows where attention goes.

Zone it to own it.

Be undeniable. Be consistent. Be the leader your market is waiting for.

The real estate entrepreneurs who win the next decade won't be the ones who did more.

They'll be the ones who stayed focused the longest.

That's the ZONE.
